Our concept is to obtain the best position in the international market, to attract the ideal buyer faster, close the sale, and accelerate the rotation of properties.

As you can understand, our sellers and buyers are people who do not like to waste time, so our way of working helps to make purchases and sales, in an optimal way for both.

HOW WE WORK ?

When a client is interested in a property that he has seen on our website, it is essential to fulfill a series of requirements by the Client.

1.- The client gets in touch with us through our mail in any language is perfect, and tells us, in which property he is interested, and tell us name, surname, passport, of the person who will purchase the property. In case the buyer will be a Company, we need name, surname, passport, of the person with the majority of the company's shares, and the company's deeds.

Once the client has sent us the email, with the reference of the property in which he is interested, we confirm with the other agencies that the property is still available.

2.- We CONFIRM to the client by mail that the property in which he is interested is still available, we will send our FEE Contrat, and we ask for the necessary documentation, to arrange a visit to the property, or ask all the doubts or questions, if required.

THE CLIENT PREPARES THE FOLLOWING DOCUMENTS

1.- BUYER DATAS

BUYER / CLIENT (Passport)

in case the buyer is a COMPANY (Company deeds) + C.E.O (51% company shares) (Passport).

2.- BANK CERTIFICATE OF SOLVENCY, for the amount of the selected property

3.- MONEY LAUNDERING PREVENTION CERTIFICATE

4.- Spainluxeproperties.com contract SIGNED, sent in the same email confirming the availability of the property.

QUESTIONS OR VISIT TO THE PROPERTY

Once the receipt of the documentation has been confirmed & Cheked, we will proceed to visit the property or answer any questions that the client may have.

PROPERTY PAYMENT

TO PREVENT CONFUSIONS

WE ARE NOT A BANK

WE DON´T CHANGE MONEY
WE DON´T CHANGE CASH

WE ONLY WORK WITH LEGAL MONEY

The buyer will send the Total Amount (notary wil make a estimate of all expenses) of the property.
We will use, a Bank Transfer directly to the notary bank account, the legal person selected, who close the sale.
Once the money arrives to the notary bank account, we start the sale procedure.

SPAINLUXEPROPERTIES.COM FEE

When the sale is signed by the buyer, the notary will pay the fees of 3% of the amount of the sale on behalf of spainluxeproperties.com for our services.
